Martin County describes the St. Lucie River as part of the larger Indian River Lagoon system, and says discharges from Lake Okeechobee and the local basin lower the estuary’s salinity and water quality. For a riverfront or canal seller that matters in two ways: buyers ask about water conditions, and the FEMA flood zone and any elevation certificate drive the flood-insurance cost a financed buyer will face.
Since 2024, Florida law (s. 689.302) has required the seller of a home to give the buyer a flood disclosure at or before signing the contract: whether you know of flood damage during your ownership, and whether you filed a flood claim or received FEMA or other federal help for flood damage. That applies when you sell to us too. This is general information, not legal advice; talk to a Florida attorney about your disclosure.
