The city has four historic districts: the Historic Hollywood Business District (on the National Register since 1999), the Harrison/Tyler Historic Districts, the Beach Historic District and the Historic Hollywood Lakes Multiple Resource District. The Historic Preservation Board reviews requests inside these districts and for locally designated sites, including major restorations and substantial alterations. Applications for a Certificate of Appropriateness go through the city’s Accela portal.
If your home is in the Lakes district, a buyer who plans to replace windows, add on or rebuild will factor that review into the price and timeline. Elsewhere the questions are different. Hollywood Hills and Parkside have their own civic associations, and parts of Emerald Hills, such as the Lakes of Emerald Hills, have their own homeowner or condo associations whose transfer rules and estoppel letters a closing has to follow.
