Fort Lauderdale officially recognizes neighborhood associations, among them the Victoria Park, Rio Vista, Coral Ridge and Sailboat Bend civic groups, and it has three locally designated historic districts. Sailboat Bend is the largest, with more than 550 buildings, and the city calls it its oldest neighborhood; the others are the Himmarshee Street and SW 2nd Avenue district downtown and the Stranahan House district.
Inside a historic district, a Certificate of Appropriateness is required for any work that changes a building’s exterior, including additions and demolition. The Historic Preservation Board reviews them monthly, and in-kind repairs can be approved by staff. Selling does not need one, but a buyer planning changes will factor that review in, and so do we.
