Can I sell my Orlando house for cash without fixing it?

Yes. We buy Orlando houses as they are, from College Park bungalows and Colonialtown South cottages to Pine Hills block homes and Lake Nona townhomes, including tenant-occupied rentals and homes with open code cases. You get a written cash offer within 24 hours of our review, pay no commission or closing costs, and can close in about 10 days.

The Orlando market and why cash sales work here

Sell Your House Fast in Orlando

Orlando has one of the most active investor and rental markets in Florida, driven by tourism and steady population growth. That also means many owners hold aging vacation rentals or inherited homes they would rather liquidate than manage. Cash sales are especially popular here because they close before seasonal demand swings and skip the financing delays common with out-of-area buyers.

Common Situations

Why homeowners sell for cash in Orlando

Underperforming short-term rentals

Owners of aging Orlando vacation rentals often sell once tightening rules and maintenance eat into returns.

Inherited homes

Families inheriting Orange County property frequently prefer a fast cash sale over coordinating repairs from out of town.

Job relocation

Orlando’s large hospitality and tech workforce moves often. We close on your timeline so a home never delays a transfer.

Costly repairs

Older Orlando homes with roof, HVAC, or plumbing issues sell to us as-is — no need to invest before selling.

Selling a house in Orlando: what's different here

An Orlando address is not always the City of Orlando

Many houses with an Orlando mailing address sit outside city limits. Pine Hills, Union Park and Sky Lake are census-designated places in unincorporated Orange County, and so are Azalea Park and Conway, although the city’s own neighborhood map also has neighborhoods with those two names, so the city line runs through them. College Park, Audubon Park, Baldwin Park, MetroWest and the Lake Nona neighborhoods are on the city’s map.

The answer decides who holds the records. Inside the city, permits come from the Permitting Services Division at City Hall, 400 South Orange Avenue, and code cases go to the city’s Code Enforcement Division, with contested cases heard by the Code Enforcement Board. Outside it, the parcel falls under Orange County’s building and code offices instead. We check the parcel’s jurisdiction before we talk price, because an Orlando permit search will not show a Pine Hills house’s history.

Finding code liens and open permits before closing

The City of Orlando has an online lookup for code enforcement cases and liens, and its Real Estate Management Division tells owners to check city liens with Code Enforcement. Every other recorded lien, such as a mortgage, judgment or contractor’s claim, is in the Orange County Comptroller’s Official Records, because in Orange County the Comptroller, not the Clerk of Courts, keeps recorded documents.

Open or expired permits are a separate check. The city takes “Conduct a Title Search” requests for a property’s permit status and answers in 3 to 5 business days. When a code board lien is paid, the city processes a satisfaction of lien within one to two weeks after the payment clears. For unincorporated parcels, Orange County’s free code title search shows open violations but not recorded liens. Our title company runs all of these when you sign with us.

Historic districts and the home-sharing rules

Orlando has six designated historic districts: Downtown, Lake Cherokee, Lake Copeland, Lake Eola Heights, Lake Lawsona and Colonialtown South. Outside Downtown, which uses Appearance Review Board approval instead, exterior work on a house in a district needs a Certificate of Appropriateness from the Historic Preservation Board before a building permit is issued. Minor reviews are free; a major review costs $250. Selling a historic house needs no approval at all, but a buyer who plans new windows, a porch enclosure or an addition has to budget for the review.

Short-term rentals inside the city are tightly limited. Under the home-sharing rules in force since July 1, 2018, the resident must live on site and be present when guests stay, and renting a whole home nightly is allowed only as a commercial dwelling unit in certain zoning districts with a business tax receipt. An investor shopping for a vacation rental will often pass on a city house for that reason, and we price it as a long-term rental or owner-occupied home instead.

A recent Orlando purchase

In January 2026 we bought a College Park townhouse from a landlord who was done with the rental business. The interior had years of rental wear and the occupants were not paying. The owner did no repairs, held no showings and left the occupancy issue for us to handle after closing, which took 27 days. The full case study is linked below.

“I inherited my aunt’s house, and it was filled with 40 years of belongings and needed a whole new roof. Every realtor told me I’d have to spend $20,000 just to put it on the market. These guys stepped in, gave me a fair cash offer, and told me to leave whatever I didn't want behind. We closed in 10 days. Total lifesavers!”

How a direct sale works in Orlando

Three transparent decisions take you from an initial Orlando property review to a title-company closing.

1

Describe the Orlando property

Share the address, condition, occupancy, and your preferred timing. Photos are helpful but are not required to begin.

2

Review the written offer

For the Orlando property, we review comparable sales, title, and condition—including underperforming short-term rentals, inherited homes, job relocation—then explain the no-obligation cash terms.

3

Choose the practical closing date

If the Orlando offer fits, a licensed title company verifies ownership and payoffs. A clear-title purchase can close in as little as 10 days, or later when you need time.

Questions Answered

Orlando Cash Home Buyer FAQs

Answers to the questions Orlando homeowners ask us most.

Yes. We regularly buy former or current short-term rentals in the Orlando area, furnished or unfurnished, and you can leave behind anything you do not want to move.

We can. We work with heirs and estates throughout Orange County and can coordinate with your probate attorney if the estate is still being settled.

That is no problem. Roof, HVAC, and other major repairs are factored into our offer and become our responsibility after closing.

We base offers on recent comparable sales in your specific Orlando neighborhood and the current condition of the home — not a generic statewide formula.

It depends on the parcel. Inside city limits it is the City of Orlando; in places such as Pine Hills, Union Park and Sky Lake it is Orange County. The property appraiser’s parcel record shows which, and we confirm it before making an offer.

No. Approval is needed for exterior work, not for a sale. Lake Eola Heights is one of Orlando’s six historic districts, so any later exterior changes need a Certificate of Appropriateness, which becomes our job after closing.

Use the city’s online code case and lien lookup, or contact the Code Enforcement Division. Other recorded liens are in the Orange County Comptroller’s Official Records. When you sell to us, the title company checks both.

Yes. City home-sharing rules require the host to live on site, so many former nightly rentals no longer earn what they did. We buy them as long-term rentals or vacant homes, furnished or not.

Sí. Atendemos a vendedores en español. We serve Orlando sellers in Spanish as well as English: call (954) 637-2999, ask for Spanish, and we will go through the offer and the closing papers with you in Spanish.
