Yes, you can sell your Coconut Grove house for cash, as-is. Coconut Grove sits on Biscayne Bay south of Brickell and east of Coral Gables, roughly between LeJeune Road and the bay. It was its own city until Miami annexed it in 1925. The West Grove, around Grand Avenue and Douglas Road, grew from the Grove’s first Black settlement, formed in the 1880s by Bahamian workers at the Bay View Inn.
Older Grove houses come with their own rules. Much of the West Grove is inside a Miami 21 Neighborhood Conservation District, and some homes are historically designated. We buy houses here in their current state, with no repairs and no cleaning. You get a written cash offer within 24 hours of our look at the property, with no commissions, fees or closing costs.

Sell your Coconut Grove house as-is
Many of the West Grove’s early homes were wood-frame vernacular houses built by Bahamian immigrants. Some are shotgun houses: narrow, one story and one room wide, with the rooms set back to back. The City of Miami’s historic preservation office lists the Bahamian, or Conch, house as a local style found in the Charles Avenue area. Charles Avenue, first called Evangelist Street, holds the Mariah Brown House, home of the first Bahamian settler, and the E.F. Stirrup House. In 2017, Miami Today counted about 20 shotgun houses left in the West Grove.
The area kept changing through the 1900s. In 1948 Father Theodore Gibson and Elizabeth Virrick formed the Coconut Grove Committee for Slum Clearance, which helped connect the Black Grove to the city’s water and sewer systems, and a 1950 citywide referendum let the city rezone parts of the Grove. By the early 1950s, cheaply built concrete apartment buildings were also going up. In recent decades, demolitions and new construction have replaced many older houses. On an older wood house, insurers look hard at the roof, wiring and plumbing.
Why Coconut Grove owners sell for cash
Demolition and rebuilding take extra review
Inside the NCD-2 district, every demolition permit needs a Waiver and a Planning Department review under the city’s tree rules, with a certified arborist’s tree survey. On Charles Avenue, tearing down a structure over 50 years old also goes to the Historic Preservation Officer.
A historically designated house
In 2018 the city’s Historic and Environmental Preservation Board designated a number of Coconut Grove houses. Work on a designated house needs a Certificate of Appropriateness. We buy designated houses and take on that process.
An old wood house that needs major work
Florida insurers often ask for a four-point inspection of the roof, wiring, plumbing and heating and air on older homes. If a West Grove house would not pass, we can buy it without the repairs.
Inherited Grove homes
Many West Grove houses have stayed in one family for a long time. When title changes, Miami-Dade removes the Save Our Homes cap and the home is reassessed at market value the next year, which can raise the tax bill sharply.
Selling in Coconut Grove: what's different here
Selling a house in the NCD-2 conservation district
Miami 21 places the Village West Island District and Charles Avenue in a Neighborhood Conservation District called NCD-2. As adopted in 2010, it is generally bounded by Douglas Road on the west, US 1 and Bird Road on the north, McDonald Street and Abitare Way on the east, and Franklin Avenue and part of Marler Avenue on the south. Its stated aim is to recognize the area’s Caribbean and Bahamian heritage. Much of the rest of Coconut Grove falls under a second overlay, NCD-3.
NCD-2 adds rules on top of the usual single-family zoning. Height is capped at 25 feet, measured to the midpoint between the eave and the top of the roof. Front yards should keep garages and parking from dominating. Adjacent lots built by one owner cannot use the same house plans. On Charles Avenue, new construction, major alterations and additions go through a Waiver, and new designs also go to the Urban Development Review Board. The city has looked at merging NCD-2 and NCD-3, so check the current text with the Planning Department. None of this stops a sale. It shapes what the next owner can build.
Historically designated houses
The City of Miami can designate a single property or a whole district. In 2017, to protect West Grove shotgun houses, the City Commission also took up a way to designate a group of related properties together. In 2018 the Historic and Environmental Preservation Board designated a number of Coconut Grove houses, and some owners appealed. For a designated house, the city uses a standard Certificate of Appropriateness for repairs and a special one for renovations, and board decisions can be appealed to the City Commission.
In 2022 the City Commission also named the area the Little Bahamas of Coconut Grove to recognize its history. That was a naming resolution. To learn whether your house is designated, ask the city’s historic preservation office.
