Yes, you can sell a vacant lot in North Port, or land anywhere else in Sarasota County, for cash without listing it. Florida Cash For Home buys vacant land and lots for cash and gives you a written offer. You pay no commissions, we pay the normal closing costs, and any back taxes or liens are paid at closing through the title company.

If you own a lot you bought years ago and live in another state, the closing can be done remotely, and we work in English and Spanish. The rest of this page covers what decides a lot’s value here: whether city water reaches it, Florida scrub-jay and gopher tortoise rules, wetlands and flooding, and unpaid property taxes.

Land in Sarasota County

Where the vacant land is, and what it's like

North Port, Sarasota County’s largest city, covers about 104 square miles and still has thousands of undeveloped residential lots. General Development Corporation, started by the Mackle brothers in 1954 to sell Florida property to northerners, platted and sold most of the land that became the city. The Legislature incorporated it in 1959 as North Port Charlotte, and a 1974 referendum shortened the name to North Port. Much of the land was laid out as 80-by-120-foot lots, about a fifth of an acre each, and sold long before roads and houses filled in. Because those lots were platted before a 1972 state law required new subdivisions to connect to central water and sewer, many keep a vested right to use a private well and septic system. The Herald-Tribune reported in 2021 that 28,332 undeveloped parcels in the city were grandfathered for well and septic.

Outside North Port, vacant land ranges from infill lots near Sarasota and Venice to rural acreage east of Interstate 75. For decades almost all land east of I-75 was designated rural in the county’s Comprehensive Plan, which limited development to one home per five acres. The Sarasota 2050 Plan, adopted as a companion to the Comprehensive Plan, later allowed denser village development on some of that land, so two tracts of the same size can be worth very different amounts depending on their land use designation and zoning. North Port has its own Planning and Zoning Division and issues its own permits, so a North Port lot is governed by city rules rather than the county’s.

Why land in Sarasota County can be hard to sell

No city water or sewer at the lot

Many North Port neighborhoods have city water and sewer but some do not, so a builder has to price a well and septic system or a utility connection. The City Commission has directed staff to require new construction to connect to city water where it is available, and the city listed a single-family connection cost of $12,300.06 as of November 2025.

A parcel on the scrub-jay list

North Port keeps a list and map of parcels in Florida scrub-jay areas. Building on one means contacting the U.S. Fish and Wildlife Service, and occupied land may need a federal permit before clearing, which many buyers would rather avoid.

Flooding and low ground

After Hurricane Ian in 2022, the Myakka River was forecast to reach record flood stage, North Port roads turned into canals, and the state closed a stretch of I-75. Buyers now ask about a lot’s elevation, flood zone and drainage before they make an offer.

An owner who lives far away

General Development was set up to sell Florida land to northerners, so many North Port lots were bought by people who never planned to live on them soon. Paying taxes and keeping up with city notices on land you never visit gets old, and a remote cash sale ends it.

Scrub-jays, gopher tortoises and wetlands

Florida scrub-jays are protected by the Endangered Species Act. The City of North Port tells owners of parcels on its scrub-jay list to contact the U.S. Fish and Wildlife Service when they submit a building permit. The agency reviews the project for effects on the birds and can require avoidance, minimization or mitigation, and land the birds occupy may need a federal incidental take permit before it can be cleared or built on. The city also prohibits land clearing and underbrush removal during nesting season, March 1 to June 30. Parcels where no scrub-jays have been identified generally do not need a federal permit, according to the city.

Gopher tortoises are a separate issue: the city notes that work within 25 feet of a burrow may need a relocation permit from the Florida Fish and Wildlife Conservation Commission. Sarasota County is in the Southwest Florida Water Management District, which requires an Environmental Resource Permit before construction that would affect wetlands or alter surface water flows.

Well, septic and city water

In Sarasota County, the county health department still permits and inspects septic systems, even though the Florida Department of Environmental Protection took over the state program on July 1, 2021. Under the Sarasota County Code, every new septic system must be designed by a professional engineer. Private wells need a well construction permit, which in Sarasota County is issued locally through the county health department under the water management district’s rules.

For a North Port lot, the city’s utilities map shows whether city water and sewer are available at a parcel, and the utilities department has a letter of availability form for new development. Checking the map before you price a lot tells you whether a buyer is looking at a well and septic system or a utility connection.

Unpaid property taxes and tax certificates

Sarasota County property taxes become delinquent on April 1 of the year after they are billed, and a 3% penalty is added that day. If they are still unpaid, the Tax Collector sells a tax certificate, a lien on the land, on or before June 1, and the amount owed grows. Once a certificate has been held for two years from the delinquency date, the holder can apply for a tax deed starting April 1, and if the taxes are not paid the Clerk of the Circuit Court sells the land at public auction.

Paying the taxes before the sale stops it. When we buy a lot with back taxes or a certificate on it, the title company pays the amount owed out of the sale at closing.

Selling land in Sarasota County: FAQs

Straight answers about selling a Florida lot or acreage for cash.

Yes. Many North Port lots were platted before central utilities reached them and still rely on well and septic rights. We buy them for cash as they are, and you do not need to bring utilities to the lot first.

The City of North Port publishes a parcel identification list and an interactive map on its scrub-jay page. Search the list for your parcel ID with its dashes. The city notes that the list may be updated from time to time.

Yes. The back taxes, and any tax certificate, are paid at closing through the title company out of the sale. Paying them at closing, before any tax deed sale, keeps the land from going to auction.

It depends on where the land is. North Port has its own planning, zoning and permitting offices. Land outside the cities is under Sarasota County, and the Property Appraiser’s parcel record shows which applies.

No. Out-of-state owners can close remotely through the title company, and we can work with you in English or Spanish.
